Access Statement for Knoll Guest House

Introduction
Knoll Guest House is situated on the western edge of Cromer, within 5 minutes walk of the famous Cromer pier, town centre and  the sea. The house is a Victorian terrace on a quiet road running down to the sea. We have 5 bedrooms, all ensuite, with one being on the ground floor.

Pre-Arrival

  • We are located on Alfred Road, a quiet road on the western side of the town.
  • The town centre, with shops, banks, pubs and restaurants is a 5 minute walk.
  • The nearest bus stop is at the end of the road, with buses to Norwich and west along the coast to Blakeney, Wells, Sheringham and Hunstanton.
  • The railway station is a 5 minute walk, with links to Norwich and Kings Lynn. We can collect guests from the railway station given advance details.
  • There are several local taxi companies. We can provide their phone numbers.

Arrival & Car Parking Facilities

  • Please advise us of your anticipated time of arrival so we can be sure to be here to welcome you.
  • Parking is on the road – it is free and unlimited.
  • We do offer under cover storage for bicycles.
  • We offer assistance with luggage.

Main Entrance and reception

  • There is a small garden at the front of the house with  a shallow ramp leading to the front door.
  • There is one step up through the porch doors and then onto the main front doors.
  • The front door leads into the hall.
  • On arrival guests will be asked to complete a registration card and then given a key to their room and the front door, shown to their room and facilities shown and explained.

Public Areas – Hall, Stairs, Landing, Corridors etc

  • The hallway leads straight to the stairs.
  • Off to the right of the hall is the guest dining room.

Public Areas

  • Breakfast is served in the dining room.
  • The tables are polished wood and seat either 2 or 4 guests
  • Menus are provided and we have a dedicated vegetarian menu. However all dietary requests can be catered for.
  • We are dog friendly.

Bedrooms & Sleeping Areas

  • There is central heating throughout the house. The temperature of each guest bedroom is controlled by thermostatic controls on the radiators.
  • The beds are made with duvets, however sheets and blankets can be provided.
  • Each bedroom has a hospitality tray with tea, coffee and hot chocolate.
  • There is a wardrobe, chest of drawers, bedside cabinet with bedside light and an easy chair in each room.
  • There are toiletries in each shower room, face cloth, soap, shower gel and shampoo and a hair dryer.
  • In each room there is a television with remote control.
  • Room 1 is on the ground floor. It has a double bed and looks out onto a small private garden / yard.
  • The room has an ensuite shower room, with basin, toilet and shower.
  • The room is not accessible by wheelchair.
  • Room 2 is on the first floor, there is a run of 10 steps, turn to the right, up one more step then right and up another 4 steps.
  • The room has a double bed and looks east, with views of the sea, church and lighthouse in the distance.
  • This room has an ensuite shower room with basin and toilet.
  • Room 3 is next along the landing, it has 2 single beds and looks west. From the window you can look sideways down to the sea. The room has an ensuite shower, basin and toilet.
  • The flight of 10 steps takes you to the second floor and Room 5. This is a single room facing east with views of the sea, church and lighthouse in the distance. The room is cosy, but has an en-suite shower, basin and toilet.
  • Room 6 (family suite) is next door. The door opens into the first half of the room with 2 single beds and a basin. Turning left takes you into the main room with a double bed and an ensuite shower, basin and toilet.

Grounds and Gardens

  • There is a small front garden with plants and bench.

Additional Information

  • We have a fire alarm system, which is regularly tested. In the event of a fire the alarm will ring. Please evacuate the building. In each room there is a fire plan.
  • Emergency lighting will be illuminated in the event of power failure.
  • There are fire extinguishers in the house.
  • Please advise us if you have a hearing impairment.
  • We do not permit smoking in the house or grounds.
  • We are happy to cater for special diets or any particular likes or dislikes. Please advise us of these before you arrive.
  • We are happy to refrigerate any medication or perishables.
  • Mobile phone reception and 4G is generally very good.
  • We have good Wi-Fi available in all rooms The password is in the information folder.
